A December to Remember Market Update

Decembers median Sales Price on Daniel Island was $951,500 (it was $841,389 in November), up 20.4% from last year.


The entire Charleston MLS median sales price was $314,250 (up 14.3% since last year)


Average Days on Market for Daniel Island was 12 and 10 for the entire Charleston area, down 67.6% from last year


Average price per sq foot increased to $295 from Novembers $286 on Daniel Island, up 18% from last year. The entire Charleston MLS showed an increase of 10.9% to a $193 sq foot average.


Inventory has shown a steady decline, now at a 1 month inventory, down 72.2% from last year making those homes that were difficult to sell in the past much easier.


As of today, we have 105 total listings on Daniel Island, 35 active listings, 19 townhomes and condos and 16 single family homes ranging from $770,000 to $5,750,000. 70 homes are under contract/pending. The entire Charleston MLS has 2,475 homes for sale in all three counties including SFH and attached structures, down over 55% from last year.


Daniel Island's closed sales were 43 home in December. The least expensive was $169,900 and the most expensive $3,300,000.
